The project consisted of a complete renovation of the hotel building. The central mechanical equipment was replaced, including the water-cooled chillers, cooling tower, heating water boilers, pumps, and accessories. The existing air handling units were reused with some refurbishment, and the guest room fan coil units were evaluated. Some were reused while others were replaced. The water-cooled chillers were replaced with modular chillers totaling 620 tons of cooling. Modular was chosen for ease of getting the new equipment into the penthouse mechanical room. The old inefficient boilers were replaced with four (4) high efficiency 2.5 million BTU/H input boilers. Several of the VAV terminal units and fan powered terminal units were replaced and reworked to provide appropriate zoning. The temperature control system was completely replaced with a new DDC system to allow the owner to schedule and monitor the systems from off site.
The plumbing systems were almost entirely replaced. The sanitary lift station pumps were replaced in the existing basins. A new domestic booster pump was installed to provide proper pressures to all the floors. All the guest room toilet room were renovated in some manner. Some were total reworks while others were a straight up replacement of fixtures in their existing locations. The domestic hot water boilers were removed, and the heating water boilers will be controlled to provide HW to a heat exchanger as needed by the domestic hot water system. Natural gas was reworked to the boilers to accommodate the system changes.
